Round Rock Home Inspector Discovers Drainage Issues

Front Yard Slopes Toward Court Yard

Round Rock Home Inspector discovers drainage issues with the front yard sloping toward the front entry court yard. The lower area in front of the door stands with several inches of water during heavier rains.

It is recommended for gutters and downspouts to be arranged to help divert the water around each side of the house.

Round Rock Home Inspector Finds Missing Sewer Drain Cap

Missing drain line cap.
Missing drain line cap.

This drain line has a missing cap,  with a missing cap this could allow for grass and debris to enter  and clog the line. Or, to allow frogs, snakes, mice and other type rodents to enter the sewer line and cause issues in the line as well as enter the house possible through the toilet.

For a complete assessment of the home you are buying call Charles Schiller with Gateway Inspections Inc., “PROTECTING HOME BUYERS FOR OVER TWENTY YEARS” don’t get stuck with a money pit.

Round Rock Home Inspector Reveals a Crack Above Garage Door Lintel

Crack in masonry veneer at a garage lintel
Masonry veneer crack at the garage door lintel

The crack in the masonry veneer at this garage door lintel could possibly indicate there is some movement in the foundation, possible wall tie issues, or bracing issues to the walls of the house, or expansion issues possibly needing control joints. There is also a masonry crack in the gable of this lintel in the center of the door with several other masonry cracks located around the structure.

With no other indication inside the house of doors binding to jambs, window issues and sheet rock cracks and foundation movement, it would lead me to believe the issue is more a masonry problem possibly due to expansion.
These cracks should be repaired to keep moisture out and causing additional problems. I would recommend a professional mason to evalute the problem and to make needed repairs and add some control joints.

Round Rock Home Inspector Reveals Side Yard Washing Out

Side yard materials washing out.

The gravel from the side yard has washed down and over the patio landing.

The side yard gravel landscape materials has washed down hill to cover the patio step landing area. To keep this erosion from occurring, perhaps a terracing or a series of step downs with short retaining walls would allow for water to flow downhill without eroding the landscaping. Or, perhaps a subgrade drain. This would consist of  trenches, drain pipe, gravel aggregate, and geotextile and then cover with the landscape materials.

Round Rock Home Inspector Reveals Finish Grade Above Masonry Veneer

Finish grade above bottom of masonry veneer.

Finish grade above bottom of masonry veneer.

When the finish grade is above the foundation line and above the masonry veneer, this can allow for water to damage the framing and gives insects and termites an easy entry into the house. Finish grade should be eight to twelve inches below the exterior veneer with the grade falling away from the slab a minimum of 1/2 inch in 1 foot for 10 feet away from the slab.

Round Rock Home Inspector Reveals Damaged Landscape Light

Your property inspector should always inspect for damaged landscape lights.  Some I see are damaged by mowers, hail, with dented housing, cracked lenses and bulbs missing or burned out. Also, check to make sure any wires are not exposed to be damaged by lawn equipment or as a tripping hazard.
