This summer is a foundation nightmare so many people are having foundation issues. Foundation companies are so busy doing repairs. What can we do? Well, one thing for sure is to keep the moisture levels around your foundation all equal. During the more wet times in the past your foundation may have held certain moisture levels at low spots around the house. This summer those areas are not staying wet. In Central Texas there is many areas with expansive soils. This combination is causing some foundations to have issues or be damaged. The normally moist areas are drying and leaving voids under your foundation. The tremendous weight of your home is then falling in these voids and damaging your structure.
Is there anything we can do to prevent this? One way to help is buy maintaining a watering regiment around the foundation. Prevent soil from pulling away from the foundation or creating a void under it. Soaker hoses will work if you don’t have an existing sprinkler system. There are inexpensive automatic valves that can turn the hose on and off with a timer. Setting the soaker hose or sprinkler to water the foundation will be a big help. Make sure to follow your local government guidelines on the water restrictions. Many guidelines have exceptions for your foundations, read into those. Being proactive in this hot summer can save your a headache later.
